The University is seeking submissions from pre-qualified general contractors for the construction of a new Engineering Office Building to be located within USA Technology & Research Park. The proposed facility is anticipated to be approximately 65,000 square feet and consist of two to three floors, designed to function as a single-tenant building supporting engineering and design offices. The building program will include a mix of open office work areas, private offices, conference and meeting rooms, and specialty support spaces tailored to tenant needs. The design emphasizes flexibility, functionality, and the integration of modern workplace environments to accommodate collaboration and innovation. The structure will consist of a steel structural frame with composite concrete slab construction at elevated levels. The foundation system is anticipated to utilize drilled caissons with a structured slab-on-grade. The exterior building envelope will feature a combination of impact-resistant curtain wall glazing, metal wall panel systems, and brick masonry, providing both durability and a contemporary architectural aesthetic. Site improvements will include grading, surface parking areas, pedestrian hardscape paving, and associated building utilities required to support the fully developed site. While the project is not pursuing formal LEED certification, the design will incorporate modern sustainability principles, energy-efficient systems, and the University's established best practices related to building performance and envelope design. Firms responding to this solicitation should demonstrate relevant experience with projects of similar size, complexity, and construction type on an institutional campus. Particular experience involving office buildings, university and research park buildings, design-oriented facilities, and construction in coastal climate regions are preferred. Experience with steel-framed structures, deep foundations, high-performance building envelopes, and fully integrated site development on a university campus will be considered highly advantageous. In accordance with Code of Alabama, 39-2-4, prequalification is required for this project.
