Scope includes tenant improvement of 3,000 square feet, including selective Demolition, Finishes, Fire Protection, Mechanical, and Electrical work. Proposals will be accepted for a General Contract for construction. Bid security amounting to five percent (5%) of the total Base Bid must accompany each Bidder's proposal in accordance with Instructions to Bidders. A Pre-Bid Conference, mandatory for all General Contractor prospective bidders, will be held at the project site. Plans and Specifications are available through the Architect, with a refundable cost for printed sets if returned in good condition. No bidder may withdraw their proposal after the date and time set for opening or before Award of Contract, unless the award is delayed beyond 30 days. Substantial Completion shall be achieved in compliance with the project specifications. The District reserves the right to accept or reject any or all proposals, especially those not accompanied by the required bid security or data required. Preliminary Estimate: Base Bid: $400,000 The Work consists of the following: 1. The Work includes all labor and material to complete the work included in the Contract Documents for the project. 2. All existing substrates and building conditions will be maintained in the condition as visible during the bid period; the contractor shall include all necessary costs to complete and achieve the work shown. Conditions that are apparent, reasonably inferable, or disclosed in the available documents shall not be considered iunforeseen conditionsi as basis for contractor claims for cost or time extensions.
