Residential Acquisition and Renovation - The Authority is seeking qualified firms to locate, acquire, and renovate single-family homes with at least two bedrooms in Opportunity Census Tracts and High Performing School Districts throughout Allegheny County. This list is not intended to be exhaustive and final duties will be outlined in the Master Development Agreement . 1. The Developer shall initially acquire the Properties in its own name unless otherwise approved by the Authority . Upon completion of the approved Renovation scope , the Authority may purchase the Property pursuant to the terms of the Master Development Agreement . 2. The Developer shall select and acquire , or arrange for the selection and acquisition of , each Property in cooperation with and subject to the approval of the Authority . 3. Prior to acquisition of each Property , the Developer shall obtain and provide to the Authority : A title commitment from a responsible title company approved by the Authority ; A property inspection report from a licensed residential property inspector ; and Any additional information regarding the Property requested by the Authority , to the extent available . 4. Prior to commencing Renovation , the Developer shall prepare a Renovation strategy and implementation schedule for each acquired Property for the Authority's review and approval . 5. The Developer shall be responsible for obtaining any third - party acquisition and renovation financing necessary for each Property . 6. Following acquisition of each Property , the Developer shall provide , or arrange for , all services necessary for the Renovation of each Property at its own cost and expense . 7. The Developer shall present to the Authority a proposed purchase price for the Authority's acquisition of each Property following Renovation (up to a targeted maximum amount of $ 300,000 ), inclusive of : Acquisition costs ; Due diligence costs ; Renovation costs ; Customary closing costs ; and A negotiated developer fee .
