Renovation of a medical facility in Minneapolis, Minnesota. Completed plans call for the renovation of a 600-square-foot, one-story above grade, two-room medical facility.

This Project's scope of Work includes the renovation of approximately 600 sf of existing conference room space at The Masonic Institute of the Developing Brain ("MIDB") into spaces that support the sensory regulation needs of their patients. The larger space (room 1-118) will become a Sensory Gym, and the small adjacent room (1-117) will become a Calming Room. Deadline for RFP Questions May 28, 2026 at Noon Questions regarding this RFP shall be submitted through the MBid sourcing tool . The Project's scope of Work includes: o Demolition of floor, ceiling, and wall finishes in both spaces, as indicated on the Construction Documents. o Preparing wall surfaces for the installation of padded wall panels in both rooms to meet safety and clinical requirements. o Preparing floor surfaces for new floor finish at the Sensory Gym, including subfloor leveling. o Installation of structural bracing in Room 1-118 to support three sensory swing connection points. o Minor modifications to the existing mechanical layout, including the relocation or adjustment of supply and return grilles to clear the new structural bracing and ceiling design. o Fabrication and installation of a built-in cubby-bench unit and a tall, integrated millwork storage cabinet. o Installation of dimmable, color changing lighting cove lighting and a fiber-optic "starry sky" light feature in both rooms. o Installation of card readers on both doors and one (1) door actuator for hands-free access. This includes expansion of the existing access control panel to accommodate additional card readers, which is located outside of the rooms being renovated. o Modification of electrical circuits to provide additional power receptacles and support new door hardware systems. Additional Project details: o Work is to be done in an occupied building. The contractor will need to minimize disturbances to adjacent spaces and work closely with the University and MIDB personnel to coordinate timing of noisy work, and any required outages. Respondent's Project Work Plan should include a proposed approach to performing Work in an occupied building. o Respondents to validate the owner's schedule based on procurement and construction timelines. o Existing building drawings will be shared with the selected Respondent upon award.
