Mustang SUD is soliciting qualifications for a Construction Manager at Risk for the preconstruction services and construction of a pre-engineered metal building with office area for Fleet services at their headquarters. The scope of the Work will include designing and constructing new Operations Building D for the Owner to be used as a shop area with office. The work generally includes the following: o Development of the architectural and engineering documents from the 10% Design Level included in this package to completion by registered Professional Engineer(s) and Architect(s) in the State of Texas. This will be included in the Pre-Construction Price; o Demolition of the existing maintenance building in the location of the future building. Record drawings are available for the existing building; o Construction of a high-performance Pre-Engineered Metal Building (PEMB) 168' ft. by 80 ft. facility engineered to bridge industrial-scale functionality with high-efficiency conditioned spaces in full compliance with 2021 IECC (Climate Zone 3) energy standards. Building to be durable 26-gauge PBR metal enclosure including drive-through bays and semi-heated shop space. Bay areas are to be included for four general mechanical bays, two painting bays, spaces for tires, parts, and fabrication. Bay areas will include overhead doors. A large enclosed covered area is also included. A conditioned pod for office space and locker rooms (30 ft. by 80 ft.) will be thermally isolated. Further details on plumbing, fixtures, HVAC, and other building requirements are included in the preliminary drawings included in the 10% Technical Memorandum. o Permitting will be required as noted in the 10% Technical Memorandum included in this package. o Geotechnical work will include a drilled shaft concrete pier design for the building. Geotechnical report is included in the package. o Site civil work will include water, sewer, gas, and electrical as well as concrete paving. o Electrical work will include coordination for new power supply, electrical equipment to serve building, and installation of an Owner provided generator. o Erosion control during construction.
