Renovation of a multi-residential development in Garland, Texas. Completed plans call for the renovation of a multi-residential development.
Vendors are required to submit a sealed written bid for goods or services related to the Home Rehabilitation project at 2822 Lancer Lane. All documents and forms provided must be completed and included in the response. Bids must cover all items as partial bids will not be accepted and will be deemed non-responsive. All questions regarding the bid must be submitted within the Ion Wave Question & Answer segment, as questions submitted via email, fax, or phone will not be addressed. Attendance at the pre-bid meeting is mandatory to fully understand the scope of work. Bidders must acknowledge the City of Garland's Terms and Conditions in the designated section and are advised to pay close attention to the evaluation criteria, as this is an evaluated bid. Estimated Price Range: GHFC - $22,000.00 - $24,500.00 1 - 1 Priority #1 - Main Drain Line Plumbing Repairs - Lateral Sewer Line Replacement THE CONTRACTOR SHALL TUNNEL AND REPLACE ALL THE SEWAGE SYSTEM TO INCLUDE TOILET LEAD BENDS FOR THIS RESIDENCE. THERE IS A SEWER LINE BREAK AT THE ELBOW CONNECTED TO THE LATERAL LINE BEHIND THE KITCHEN SINK CUASING WATER TO FLOW OUT ON TO THE KITCHEN FLOOR AND OVER TO THE HALL. THERE IS ALSO APPROXIMENTLY 20- 22 FEET OF DETERIORATED LATERAL SEWER LINE PAST THE KITCHEN. Important: There will be Permit Waivers for This Project, Permits will be pulled by the contractor or subcontractor. Permit Waiver will be provided by Community Development Department. Plumbing Repairs, the CDD has had the Sewage Drain Line Inspected and Scoped. Upon Inspection, 1 break was located in the Kitchen behind the wall at the Elbow and the inspection also located a 20-22 foot section of lateral sewer line that has deteriorated from the bottom just past the Kitchen. The contractor shall replace all sewer lines under the foundation to the bathrooms, kitchen, and laundry room. The contractors shall tunnel to make the necessary plumbing repairs and hang all new plumbing correctly. The contractor shall replace the cleanouts with dual cleanouts. The sewer system shall be leak free after replacement. The contractor shall demo or cut any concrete to make necessary sewer repairs. The contractor shall re-pour any concrete that was removed and reinforce with rebar. Use: Certified Licensed Plumber, your local supplier for materials. Note: The lateral sewage line from the residence to the tap has been may have been replaced. Final Result: The Final shall be a Free-Flowing Washer Box Drain; a Repaired Sewage Drain Line under the Foundation that is Leak Free and Properly Hung to the Foundation. FINAL NOTE TO CONTRACTOR: PLUMBING MUST BE COMPLETED BEFORE BEGINING CONSTRUCTION ON OTHER ITEMS *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
