Perform an on-site inspection of the facility and complete a Building Exterior Cladding Inspection (BECI) in the prescribed format and in accordance with the terms of reference, taking into account the level of risk and any known existing or past problems. BECIs are to be completed at 5 year intervals to ensure overhead safety hazards and other deteriorated conditions are identified and repairs are completed on a cyclical basis. Repeated freeze-thaw cycles over multiple years can lead to unexpected damage to exterior cladding due to water infiltration that can also lead to water damage to interior surfaces creating the risk of mould forming on these surfaces. Completing cyclical repairs will ensure a major capital restoration project can be deferred that would otherwise be required if deficiencies in cladding were left undetected and unrepaired for an extended period of time.
