Demolition, site work and new construction of a mixed-use development in Pinson, Alabama. Completed plans call for the demolition of a 800-seat theater / auditorium; 1,500-seat stadium; 650-seat educational facility; and 350,000-square-foot educational facility.

Scope of work: Select demolition of existing buildings and site utilities, installation of new site utility and road infrastructure, and the construction of a new +/-350,000 GSF multi-story replacement high school in Pinson, AL for the Jefferson County Board of Education (JEFCOED). Building construction consists of poured-in-place concrete retaining walls, load bearing CMU with brick and EIFS veneer, prefabricated concrete plank and composite steel floor framing, asphalt shingle roofing on light gauge metal trusses, TPO membrane low-slope roofing on metal deck and steel joists, and full MEP building system infrastructure. The facility houses General Academic, Science, Fine Arts and Career Tech classrooms and labs; Band and Choral Halls; Media Center; 800+ seat Theater; 1,500+ seat Competition Gym with adjacent Auxiliary Gym; 650+ seat Cafeteria with full-service commercial Kitchen; two ICC 500 rated storm shelters; Administrative and Counseling Office suites. Instructions to bidders: The Owner will accept bids only from approved General Contractors. The Owner and its representatives shall be the sole judge of whether the Contractor meets the requirements set forth. The Owner's decision in determining qualified General Contractors will be final. The Owner reserves the right to act in their best interest in this process and can waive all technicalities and informalities to determine the best responsible General Contractors to participate in bidding this project. Sealed proposals, in duplicate, from Pre-Qualified General Contractors will be received by the Awarding Authority. Bids that are received via mail and not presented at the bid opening are to be considered non-responsive. It is the responsibility of the bidder to ensure that bids are presented at the time of the bid. Contractors must notify the Awarding Authority if a bid is to be received by mail. There will be a Mandatory Pre-Bid Meeting on-site for all Pre-Qualified General Contractors who intend to submit a bid. Prior to issuance of drawings and specifications, all Contractors must be pre-qualified by the owner to bid. Upon the Architect's receipt of Intent to Bid from Pre-Qualified Contractor, the contractor will be placed on the official Bidders List and may obtain a digital copy of drawings and specifications. All Addenda shall be loaded to the website, and the contractor shall receive notification via email of the addendum. It is the contractor's responsibility to verify they have all the updated bid documents including all addenda prior to bid. Hard copy sets of drawings/specifications are the responsibility of the General Contractors to purchase. Bids received from General Contractors who are not on the Official Bidders List may not be accepted or opened. Bids must be submitted on proposal forms furnished by the Architect or copies thereof, issued either with the original contract documents or by addendum. General Contractors shall not use Proposal Forms other than those provided in the contract documents. All bidders bidding in amounts exceeding that established by the State Licensing Board for General Contractors must be licensed under Title 34, Chapter 8, Code of Alabama, 1975. The Bidder must display current General Contractor's License Number on the outside of the sealed envelope in which the proposal is delivered, or it will not be considered by the Architect or Owner. The Owner reserves the right to reject any or all proposals and to waive technical errors if, in the Owner's judgment, the best interests of the Owner will thereby be promoted. Pre-qualification requirements: General Contractors are required to pre-qualify prior to requesting Bid Documents. Minimum General Contractor's qualifications to be certified by prospective bidders include: 1) statutory license requirements, 2) bonding capacity of at least $125,000,000.00, and 3) successful recent history as General Contractor on Education Projects of comparable scope and complexity. The Owner will accept bids only from approved General Contractors. Prequalification Submittals for General Contractors and Major Subcontractors will be received electronically by the office of the Architect. General Contractors will need to complete a Pre-Bid Verification Form to request the Application for Prequalification.
