VH-781-260-001 (IQC) Elevators at Charlotte Hall Veterans Home. Main Category: Building and Facility Construction and Maintenance Services. Procurement Program Participation Goals: MBE Participation (%): 5.00. The successful Contractor is to provide all labor, materials, equipment, tools, supervision, and services required to perform the complete modernization of five (5) existing elevators at Charlotte Hall Veterans Home, including all related building work required to comply with all applicable codes and standards. The work includes removal of obsolete components, installation of new elevator systems and components, testing, commissioning, and placing into initial operation. Related building work includes, but is not limited to, electrical upgrades, fire alarm integration, hoist way and machine room improvements, finishes, and compliance with ADA requirements. Description of Work: 1. Four (4) of the elevators are located within the main facility and one (1) within the Maintenance building. Details of each elevator are found within the attached Elevator Evaluation Report. 2. GENERAL REQUIREMENTS A. All materials and equipment shall be new, of current manufacture, and listed by UL or another recognized testing agency where applicable. B. Equipment shall be from a recognized elevator manufacturer with a proven track record for reliability, maintainability, and code compliance. 3. ELEVATOR SYSTEM COMPONENTS A. Hoist Machines and Motors: Replace with new gearless or geared machines, AC or DC motors, and drives suitable for building requirements. B. Controllers: Install new microprocessor-based, solid-state controllers with non-proprietary software where feasible. C. Door Equipment: Replace door operators, door tracks, rollers, hangers, and safety edges. D. Cab Equipment: Install new car operating panels, position indicators, emergency communication devices, and finishes in compliance with ADA. E. Signal Fixtures: Replace all hall call stations, directional indicators, and floor position indicators. F. Traveling Cables: Replace with new, code-compliant multi-conductor traveling cables. G. Safety Devices: Replace governors, buffers, limit switches, and related safety components to meet current ASME and Maryland codes. 4. BUILDING-RELATED WORK A. Electrical: Provide new disconnect switches, feeders, grounding, and branch circuits as required. B. Fire Alarm Integration: Connect new elevator systems to the building fire alarm system in compliance with NFPA 72. C. Hoist way and Machine Room: Upgrade lighting, receptacles, ventilation, and access; repair finishes as required. D. Architectural: Patch, repair, and paint affected surfaces; modify hoist way entrances and door frames as necessary. 5. INSTALLATION A. Remove all existing elevator equipment scheduled for replacement and dispose of legally. B. Install all equipment in strict accordance with manufacturer's instructions and approved shop drawings. C. Coordinate with electrical, fire alarm, and building trades to ensure system integration and code compliance. VSBE participation Goal of 1%
