The City of Bellevue Parks & Community Services Department is seeking a qualified contractor experienced in the restoration and preservation of historic log structures to provide cost proposals on a project built in the early 1900's. The project involves pressure wash cleaning of all dirt, dust, debris, and settled airborne particulate matter from the original exterior logs at the historic structure at Highland Community Center located at 14224 Bel Red Rd., Bellevue, WA 98005. The cleaned logs are to be treated and coated with two coats of a durable high-performance stain and/or coating that offers no modification of the original color. Project Manager Estimate:$60000 The City of Bellevue Parks& Community Services Department is seeking a qualified contractor experienced in the restoration and preservation of historic log structures to provide cost proposals on this project built in the early 1900's. The project involves pressure wash cleaning of all dirt, dust, debris, and settled airborne particulate matter from the original exterior logs at the historic structure at Highland Community Center located at 14224 Bel Red Rd., Bellevue, WA 98005. The cleaned logs are to be treated and coated with two coats of a durable high-performance stain and/or coating that offers no modification of the original color. Scope: Contractor to provide all Labor paid (prevailing wage) and supervision, materials, chemicals, equipment, permitting (if required), protective elements for adjacent vegetation, sidewalks, fixed objects, and facility users. o All logs part of the historic structure are to be pressure washed using biodegradable environmentally friendly chemicals and controlled pressure wash and rinse that does not adversely affect coloration patina, surface texture that cannot be fully restored with coating stain. o Contractors provide adequate protection shielding for adjacent foliage, concrete surfaces and fixed objects during the project. Care and caution shall be exercised to prevent aerosolized of airborne stains. o Provide a separate cost to replace non-structural logs or logs parts to replace non-structural logs by the linear foot for the quantity to not exceed 60ln. ft. Also, a separate cost to replace structural support logs for a quantity not to exceed 20ln.ft. Logs to be replaced are to be identified and agreed upon by the owner and contractor during the first two days of work and finish matched as close as possible with the remaining logs. o Public access to the building shall not be impaired during the project. o Contractor to chink any areas disturbed by pressure washing/rinse as well as any areas that has suffered loss of chinking since the last coating application. Colorization of the new chinking shall be color matched to the closest possible degree. o The contractor shall treat all areas at risk of insect and organic infestation and/or rot with Borate rods/ liquid as appropriate. All holes are to be plugged with wood dowels and stained to blend in the surrounding wood. All wood holes should be plugged and stained to match. o The contractor shall stain and treat the exterior logs with a durable high-quality product that provides UV protection that is widely used in the preservation of historical log structures. The logs are not to be darkened beyond the existing patina splotchy colorization is not acceptable. o Site restoration to original condition after the project shall be the responsibility of the contractor to satisfaction of the Bellevue parks. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
