Renovation of an office development in Keystone Heights, Florida. Completed plans call for the renovation of a office development.
The selected contractor must provide all turnkey labor and materials to complete the following: safe recovery and legal disposal of the existing equipment and refrigerant per EPA guidelines; supply and installation of a custom curb adapter to seamlessly mate each new 4-ton unit to the existing roof curbs; provide all crane services, rigging equipment, safety signaling, and necessary local permits; complete all final electrical connections, low-voltage control wiring for the Wi-Fi thermostats, duct transitions, and condensate drain lines; perform full system startup, test all stages of heating/cooling/auxiliary heat, verify Wi-Fi connectivity, and provide a certified startup report to the owner; and all other activities to deliver fully functional system(s). Bidders must submit separate, all-inclusive lump-sum pricing for scenarios involving one, two, or three unit replacements. Prices must include all equipment, auxiliary heat kits, curb adapters, Wi-Fi thermostats, crane services, materials, and labor. Required bid deliverables include manufacturer specification sheets for the proposed RTU, heat kit, and thermostat; a valid Florida HVAC contractor license and proof of commercial liability insurance; estimated equipment lead times and total installation duration per scenario; and warranty information for installation of units (materials and labor). Commercial-grade Wi-Fi smart thermostats per unit (compatible with remote app management) may also be included.
