Replacement of sixteen (16) HVAC rooftop units, associated mechanical equipment including exhaust fans, and the complete removal and replacement of the existing Core I lower roof down to the structural deck, including restoration of the lightning protection system. Lee County Board of County Commissioners seeks to contract with a qualified CONTRACTOR to provide the complete replacement of sixteen (16) HVAC rooftop units and associated mechanical equipment, including exhaust fans, and the removal and replacement of the existing Core I lower roof located at the Lee County Jail Core Facility in Fort Myers, Florida. Work includes removal of all roofing materials down to the structural deck and installation of a new flat roofing system. The CONTRACTOR shall also perform all related and incidental work, including coordination with mechanical systems and restoration of the existing lightning protection system. 2. ROOFING SYSTEM REPLACEMENT 2.1. Complete tear-off and replacement of approximately 66,358 SF of the existing roofing system down to the structural deck, followed by installation of a new 50 mil KEE high-performance membrane roofing system. 2.2. Restore existing lightning protection system. 3. MECHANICAL - RTU AND EXAUST FAN REPLACEMENT 3.1. Replacement of 16 HVAC Rooftop Units (RTUs) and exhaust fans as indicated on the mechanical drawings. 3.2. Replacement of Direct-Expansion (DX) RTUs: RTU-A-1A, RTU-A-2A, RTU-A-2, RTU-C-2, MAU-1, MAU-2, and MAU-3. 3.3. Replacement of Kitchen Hood Make-up Air and Exhaust units: KSU-C-1, KSU-C-2, KSU-C-3, KSU-C-4, KHE-C-1, KHE-C-2, KHE-C-3, and KHE-C-4. 3.4. Replacement of Chilled Water Tri-Coil units and Exhaust Fan: RTU-A-1, RTU-B-1, RTU-C-1, RTU-D-1, and EF-D-1. This phase includes full testing and balancing of air devices and cleaning of the ductwork for RTU-C-1. 4. ELECTRICAL WORK 4.1. Provide all wiring, disconnects, and controls for replacement RTUs and exhaust fans. 4.2. Install conduit, panels, and electrical components per schedules and riser diagrams. 5. TECHNICAL SPECIFICATIONS 5.1. The detailed scope of work and CONTRACTOR responsibilities are further defined within the attached project plans provided as part of this solicitation.
