Replacement of emergency backup generator at Patrick Sullivan Apartments. The Chicago Housing Authority (CHA) is inviting proposals bids from qualified and licensed vendors to remove and provide a fully operational replacement emergency power generator and replacing the saperate existing emergency backup generator at Patrick Sullivan Apartments located at 1633 W Madison, Chicago IL 60612. Patrick Sullivan Apartments is a 479-unit, 23-story senior building located on Chicago's Near West Side community area. The existing generator, which supports life safety equipment, is currently inoperable, and a temporary solution is presently in place This project involves the end-to-end removal and replacement of the existing emergency power backup generator including but not limited to: providing a new generator and all required permitting, materials for installation, all preparatory work including disconnecting, removing and proper disposal of old equipment in addition to city inspection and acceptance. Pricing must be inclusive of completing all required site tasks, providing necessary materials, labor, supervision, tools, and transportation, as well as ensuring site cleanup at the end of each workday. QUESTIONS: Must be submitted in writing to the Supplier Portal no later than 11:00 AM CST on Wednesday, July 1, 2026. A. Generator Disconnection and Removal The Contractor shall: o Disconnect and remove the existing emergency feeders between the generator and the adjacent generator distribution panel. o Verify that the existing building automatic transfer system (ATS) is fully interoperable with the new emergency power generator, including confirmation of load transfer capability, control interface compatibility, and operational sequencing, to ensure full functionality in accordance with all applicable city or national building code. o Disconnect existing start/stop control wiring and pull wiring back to the nearest accessible junction box. o Disconnect shore power circuits and pull wiring back to the nearest accessible junction box. o Provide all labor and equipment to remove the existing generator set from the concrete pad. o Coordinate with appropriate stakeholder(s) for proper possession and disposal of the existing generator set. B. Concrete Pad Preparation and Mounting The Contractor shall: o Clean and prepare existing concrete pad area to receive new generator equipment. o Form and pour new concrete generator mounting structures, raised 12 inches above the existing pad elevation, to support the new generator. C. Generator Installation The Contractor shall: o The vendor must purchase, deliver and install new generator. o Provide all labor and materials to move and position the new generator set onto the newly constructed mounts. o Install new emergency feeder cable from the generator to the exterior generator distribution panel. D. Electrical Connections The Contractor shall: o Extend and reconnect the existing start/stop wiring from the nearest junction box to the new generator. o Extend and reconnect the onboard battery charger and block heater circuits to the new generator with final terminations made at the unit. E. Fuel Connection The Contractor shall: o Reconnect the existing natural gas fuel line to the new generator and make all necessary adjustments to ensure compliance with emissions requirements. o Comply with all applicable environmental regulations and fire protection requirements. F. System Startup and Testing The Contractor shall: o Conduct a complete system startup, commissioning, and operational testing following the manufacturer's guidelines, project specifications, and local ordinances. o Coordinate with Owner's representative and generator vendor for startup scheduling and performance verification. o Provide documentation of testing with or by the City of Chicago and final acceptance. G. Debris The Contractor shall: o The Contractor shall clean work areas daily of all work generated debris which may endanger the safety of the others. o The Contractor shall provide a construction dumpster as needed to dispose of or remove all debris. The use of the Agency dumpsters is prohibited.
