Develop one (1) compact six-unit staff housing project at the Bowfort end, and an additional two-unit housing project at the Hector end that provides comfortable and functional on-site accommodation for staff within YMCA Camp Chief Hector. 2. The Design-Builder shall develop the Project in accordance with the Owner's Statement of Requirements (SOR) included in Appendix D. 3. The Project shall provide functional, durable, and comfortable staff accommodations that are compatible with the Camp Chief Hector environment and support year-round occupancy. The design shall consider: a. Residential units that provide efficient and comfortable living spaces for staff; b. Site development elements including parking, waste management, building access, and coordination with future site improvements by YMCA; c. Architectural design that complements the character of the camp while utilizing durable, low-maintenance materials and construction methods; d. Structural systems that prioritize simplicity, durability, constructability, and long-term performance; e. Sustainable design principles that support energy efficiency, durability, and reduced operating and maintenance costs; and f. Fire and life safety measures that meet all applicable code and regulatory requirements.
