Renovation of a municipal facility in Batavia, Ohio. Completed plans call for the renovation of a municipal facility.

HVAC replacement project. This scope of work is intended to supplement the construction documents provided in this package and to improve the Bidders' understanding of the project. This document does not supersede any other information in the drawings and specifications. The Contract will be a standard Clermont County OwnerContractor contract as outlined in the front-end documentation provided. The assumption is that this will be bid as a General Contractor project The county desires to upgrade their existing MEP facilities at their heritage building and board of elections. The closed-circuit cooler is at the end of it's life, water source heat pumps on the third floor require replacement, and two R-22 water source heat pumps on the first floor need to be replaced as well. A CRAC unit is required in the third Floor IDF room to offset the heat load of the space and a ERV is required to supply additional outside air to the floor to meet modern Ohio building code ventilation requirements. All existing condenser piping to be demolished and removed from the space. Existing fan coil units along the perimeter of the third floor will be abandoned in place and new condenser piping will be extended to the new and existing-to-remain WSHPs throughout all three floors. New condenser pumps are to be installed in the basement level mechanical room and integrated into the existing boiler and closed-circuit cooler and reconnected to the system. An existing electrical panel (PP1 ) at the end of it's life is to be replaced in place and the circuits it currently feeds are to be refed from the new panel . The closed-circuit cooler and pumps in the basement will be refed from same panel that currently feeds them. The majority of the new electrical loads for mechanical equipment being added to this project (3rd floor) will be added to the level 3 IT Panel as part of this project. A ceiling replacement is anticipated for most of the first floor to rework the condenser piping and replace the two water source heat pumps. A ceiling replacement is anticipated for the acoustic ceiling tile and grid on the second floor to facilitate the replacement of the condenser piping above ceiling. A ceiling replacement is anticipated for the acoustic ceiling tile and grid for the third floor to facilitate the replacement of the condenser piping, water source heat pumps and addition of the new ERV unit above ceiling. Some light gyp ceiling repair is anticipated in areas where work exists above hard ceiling. Lights are to be removed from the existing grid and reinstalled in the new grid in the same location. Climatherm piping is the basis of design for the condenser piping replacement. Fire rated wrap will also need to be installed with the new piping as it is to be installed in the plenum space and climatherm is not plenum rated. Alternates piping materials are welcome, but they should be fire rated or wrapped accordingly and PVC and CPVC are not to be used as an owner preference. The exterior door and door frame to the basement level mechanical room is to be replaced in place with a new exterior type hollow metal door and frame and painted to the owner's preferred color. Two existing abandoned in place louvered walls in the basement level mechanical room are to be removed and replaced in place with a new solid grouted CMU walls. A galvanized bent plate is to be installed between the basement level existing stairs and the grate landing above to fill in the gap that currently exists between the two. The existing closed-circuit cooler is to be replaced in place and the pad to be reused for the new closed circuit-cooler. The existing air-cooled condensing unit pad on the buildings' east exterior is to be extended to support the new air-cooled condensing unit for the computer room air conditioning unit on the 3rd floor. New ERV and water source heat pumps are to be hung from the existing structure as shown in the structural details provided. The work needs to be sequenced in a way that the second and third floor scope of work need to be done concurrently, while the first floor scope of work will need to be done on a separate timeline to work around the county's operation of that space. The exterior work can be done be done concurrently with the second and third floor work or when the closed-circuit cooler arrives. It is anticipated that the closed-circuit cooler is going to need to be ordered immediately after contracts are awarded to get ahead of lead times. The CRAC unit may need to be ordered shortly after along with any other long lead time items. Lastly, there is a ballistic reinforced wall , doors and checkout window being added in the second floor lobby space. The existing wall, door and window are to be demolished and a new ballistic reinforced wall, door, and window are to be reinstalled in their place.
