Scope of Work Project Overview The initial phases of the Northport Site redevelopment (Phase 0 & Phase I ) include site clearing, demolition of former wastewater treatment facilities, and construction of a new master stormwater system . These improvements will prepare the site for future civil and vertical development. Later phases (Phase II and beyond) will be procured separately at a future date. Work Included in Phase 0 & Phase I A. Clearing & Grubbing Clearing and Grubbing of approximately 3.5 acres on the north portion of the Northport site. o Removal of vegetation, organic material, debris, and unsuitable surface materials. B. Demolition & Removal Demolition and removal of all structures and systems associated with the former wastewater treatment plant, including: Existing Structures (above-grade and select below-grade) Ponds and basins o Stormwater infrastructure o Miscellaneous appurtenances related to the abandoned plant All demolition debris must be removed from the site and disposed of per applicable regulations. C. Earthwork & Grading o Earthwork quantities are based on existing topographic survey data. o Target finished grade elevations: 15.0'-15.5'. o Target finished floor elevations: 0.5'-1.0' above finished grade. o Contractor must: - Verify and adjust elevations as needed. - Ensure positive drainage to the new stormwater system. - Coordinate with design team if discrepancies arise. D. New Master Stormwater System Construction of the new stormwater system required to support future site development, including: o Stormwater conveyance piping o Inlets, manholes, and structures o Outfalls and discharge points o Any required SFWMD-compliant features System must meet South Florida Water Management District (SFWMD) permitting requirements.
