The Academy for Classical Education is seeking proposals from qualified Construction Professionals to perform improvements on their existing campus at 5665 New Forsyth Rd., Macon, GA. The project delivery method is Construction Manager at Risk (CM@R). The selected CP/GC (Construction Professional/General Contractor) will be responsible for project construction costs by providing a guaranteed maximum price (GMP) not later than 90% through the design phase. The GMP and overall project schedule will both be contractual obligations. The CP/GC is also responsible for the methods of construction, safety, scheduling, and coordination for all construction and miscellaneous contracts needed to complete the project within the set budget and schedule. During Pre-Construction, the CM@R is responsible for pricing, value engineering, and issues related to facility maintainability and constructability. Construction will commence with the release of distinct work packages as design documents are finalized. The CM@R must competitively select construction subcontracts and other work, considering both cost and other factors, with Owner input. The successful CM@R may not bid or contract for any project services without the Owner's approval. The Owner will emphasize experience with projects of similar size and complexity and seek firms with knowledge and resources in general contracting, scheduling, contract coordination and compliance, budget control, and familiarity with local laws and codes. The proposal requires, at a minimum, the commitment of a Full-Time Project Superintendent and Project Manager. All proposers must attend a mandatory pre-proposal meeting at the project site. Proposals must remain open for at least thirty days after the submission deadline. Registration with the school is required for all prospective bidders, and questions must be submitted via email by the stated deadline.
