Musselshell County is soliciting requests for proposals and qualifications to select a developer for the revitalization of the Wier Building located at 215 Main Street, Roundup, MT, as well as, as an alternate, the development of two additional lots at 229 and 231 Main Street. The properties are being offered for private development, use, and ownership. The development plan for the properties must be consistent with high-quality, historic architecture, and developers must show demonstrated success in redevelopment, renovation, and other large-scale developments. The development must align with the City of Roundup’s Downtown Master Plan and the western character of Roundup. The end-use and operation of the building are to be determined by the developer. A development agreement with a defined timeline will be executed with the selected developer. The property is a two-story brick retail and commercial building totaling 26,720 SF on the 1st and 2nd floors and 13,924 SF of basement, with a historic freight elevator. Recent county improvements include structural repair, roof rebuild, asbestos and lead abatement, and a new insulated roof, all in compliance with SHPO standards. Developers may utilize programs such as CPACE, Community Development Block Grant, and TIF for funding assistance. Proposals must include the additional price and proposed uses for the two vacant lots, if interested.
