Renovations and site improvements to the Athletic Corridor including phased construction to enhance functionality, aesthetics, and game day operations. Question Deadline: 07/15/2026 at 6:00 PM CT Washburn University requests Construction Manager at Risk Proposals for a renovation to the Athletics Corridor, located on the Washburn University campus in Topeka, Kansas. The anticipated project scope includes, but is not limited to: Renovation, modernization, and expansion of the football locker room, Enhancement of parking areas and game day tailgate spaces, Improvements along the west side of College Avenue, Build-out of the shelled Petro pool area for Occupational Therapy (OT) and Physical Therapy ( PT) laboratory spaces, Interior and exterior improvements intended to create optimal functionality and a contemporary appearance, Associated infrastructure, utility, accessibility, technology, lighting, and site improvements. The Construction Manager at Risk will provide: Pre-Construction Services: Services may include, but are not limited to Project planning and coordination ( Design phase collaboration, Constructability reviews, Cost estimating and budgeting, Value analysis/value engineering, Schedule development and updates, Phasing and logistics planning, Bid packaging strategy, Long-lead procurement recommendations, Market condition analysis, Risk identification and mitigation, Sustainability and lifecycle cost input Coordination with authorities having jurisdiction, Development of Guaranteed Maximum Price (GMP). CMAR will perform all bidding and contracting of work as identified in the construction scope. If CMAR plans to submit a self-perform bid on a scope of work, the bid must adhere to the following: _Self-performance work bids are due at WU office 48 hours before bid date and time. _ Daily, weekly or monthly office timecards are required for time & material-based work. _ Hourly rates for CMaR, self-performance workers and any other self-performed trade including but not limited to carpentry, concrete, etc. shall be provided as a part of the bid .
