Project Description First Floor - Commercial Assembly (A-2 Occupancy) Full commercial kitchen, dining, and bar areas Separate reception and banquet rooms New public restrooms Seasonal outdoor dining space ADA-compliant public access Suspended acoustical ceiling system concealing MEP systems o Modern lighting integration Second Floor - Residential (R-2 Occupancy) o Six apartment/short stay suites designed for modern living Code-compliant egress and accessibility Scope of Work - Security Systems and Access Control The contractor shall provide all labor, materials, equipment, and supervision necessary to complete the installation of the building's security and access control systems as outlined below. Entry & Access Control Provide and install entry and access control systems for the following areas: o Residential apartment entry points Restaurant entry and service areas Access systems should allow for controlled entry and secure access management for both residential and commercial areas of the building. Security Camera Infrastructure Provide rough-in and infrastructure for security camera installation throughout the building, including: Running necessary wiring and conduit Placement of mounting locations Coordination of camera locations during construction Camera rough-in should allow for surveillance coverage of key building areas such as entrances, hallways, and exterior access points. Restaurant Alarm System Provide and install a security alarm system for the restaurant space, including appropriate sensors, controls, and monitoring capabilities as required. Control Panel - Rear Building Access Provide and install a security access panel located at the rear of the building to manage restaurant access and related security components.
