Remodeling of a mixed-use development in Newport Beach, California. Completed plans call for the remodel of a theater / auditorium.
Question Deadline 07/13/2026 at 2:00 PM PT Questions regarding the Contract Documents, requests for interpretations or clarifications, either administrative or technical , may be directed through the project Q & A on the District Web Portal This project is located at Corona Del Mar High School Theater. The project includes the removal, disposal, and replacement of existing lighting fixtures with new LED fixtures, including recessed and surface-mounted luminaires, and replacement of control modules and gateway. All work shall be performed in accordance with applicable safety regulations and building codes. The contractor shall furnish all labor, materials, equipment, and supervision necessary to complete the project and deliver a fully finished, turnkey product. Scope of Work Recessed Lighting Replacement (24 Fixtures) Contractor shall safely disconnect and remove 24 existing recessed light fixtures, including associated wiring, housings, trims, and mounting components. Contractor shall inspect existing ceiling openings and framing conditions and report any discrepancies prior to installation. Contractor shall install 24 new recessed LED fixtures (District-approved model, spec provided), including all required drivers, trims, and mounting hardware. Contractor to match color of existing fixture. Fixtures shall meet the following general performance criteria: LED output up to approximately 3000-4000 lumens CRI 90+ for high color rendering Dimmable (0-10V or approved control system) Suitable for high-ceiling theater applications Contractor shall coordinate with existing electrical systems to ensure compatibility with voltage (120V or 277V) and controls. Contractor shall reconnect all wiring, ensuring proper grounding and compliance with NEC requirements. Contractor shall reconnect fixtures to existing electrical circuits and ensure proper operation with existing switching and/or dimming systems. Contractor shall patch , repair, and paint any ceiling surfaces disturbed during removal and installation to match existing conditions. Surface-Mounted Lighting Replacement (28 Fixtures) Contractor shall safely disconnect and remove 28 existing surface-mounted light fixtures, including all associated mounting hardware and wiring. Contractor shall inspect existing ceiling mounting bracket conditions and report any discrepancies or issues prior to installation. Contractor shall install 28 new surface-mounted LED fixtures (District-approved model, spec provided), including all mounting brackets, hardware, and drivers to existing ceiling assembly. Contractor to match color of existing fixture. Contractor shall verify structural support for new fixtures and reinforce mounting locations as required. Fixtures shall meet the following general performance criteria: LED output up to approximately 3000-4000 lumens CRI 90+ for high color rendering Dimmable (0-10V or approved control system) Suitable for high -ceiling theater applications Contractor shall coordinate with existing electrical systems to ensure compatibility with voltage (120V or 277V) and controls. Contractor shall reconnect all wiring, ensuring proper grounding and compliance with NEC requirements. Contractor shall reconnect fixtures to existing electrical circuits and ensure proper operation with existing switching and/or dimming systems. Contractor shall patch and repair all mounting surfaces as required to maintain a clean, finished appearance. Control Module Replacement Contractor shall furnish and install eight (8) ETC Sensor3 120V Power Control Modules as a like-for-like replacement of the existing units within the current SR3 modular enclosures. Contractor to coordinate with the District to locate which control modules to replace. Replacement modules shall match the existing module type, current rating, and wattage of the units being removed. Contractor shall field-verify all existing module specifications prior to procurement and installation. All existing wiring connections shall be inspected, and contractor shall ensure proper reinstallation within the existing enclosure with no disruption to adjacent modules or circuits. Upon completion, contractor shall perform a full functional test of all replaced modules, verifying proper dimming response and compatibility with the theater's existing lighting control system . All work shall be performed in accordance with the manufacturer's installation guidelines and all applicable national and local electrical codes. Any damaged wiring, connectors, or enclosure components discovered during module removal shall be reported to the owner immediately prior to proceeding with installation. The contractor shall coordinate with the District to either dispose of or salvage the (8) removed existing control modules.
