Renovation of a detention facility in McKinney, Texas. Completed plans call for the renovation of a one-story above grade detention facility.

Removal of existing stucco assembly and replacement with new materials, repair of standing-seam metal roofing, and removal and reinstallation of perimeter fencing to provide site access. SCOPE OF WORK A. Work includes the following activities: 1. Remove existing stucco and associated accessories. 2. Remove existing fluid-applied water resistive barrier at CMU and precast concrete modules (assume 30 mil thick asphaltic membrane). 3. Patch/repair CMU and precast concrete modules where substrate is too irregular to receive new water resistive barrier per manufacturers requirements. For bidding purposes, assume 15% of substrate will require patch/repair. 4. Install new fluid-applied water resistive barrier with associated flashing and transition membranes in accordance with exterior insulation and finish system (EIFS) manufacturer requirements. 5. Install new EIFS cladding with high impact mesh reinforcement. EIFS cladding to include all manufacturer recommended accessories. B. The following alternate Work activities will be performed at discretion of Owner: 1. Alternate 1: In lieu of removing existing fluid-applied water resistive barrier, mechanically attach new 1/2 cement board sheathing over CMU and precast concrete substrates and apply new fluid-applied water resistive barrier over the cement board sheathing 2. Alternate 2: Paint new and existing EIFS cladding at original construction and addition. C.
