THE NATURE AND EXECUTION OF THE WORK: 1. The Ellis-Hoffman House (EHH) is located in the East Coventry Township site of Fricks Lock Village (FLV), a National Register of Historic Places District. Therefore, the proposed rehabilitation treatments, and the construction documents, are designed to comply to the greatest extents possible with the Secretary of the Interior's Standards for the Treatment of Historic Properties (specifically Conservation, Preservation and Rehabilitation). 2. There has been a great amount of structural and architecture materials lost, during over time. Therefore, all construction work must be undertaken with the utmost care and attention to conserving and preserving the original character-defining structural and architectural features remaining at the (EHH) building, while rehabilitating the most deteriorated or previously replaced material elements. These practices are particularly applicable to the character-defining features of the red clay brick masonry walls, wood windows and their wood lintels and sills, and wood cornice components, which comprise the majority of material elements in the work of this contract. Included is reinstallation of previously- removed wood structural floor framing at the interior of the brick walls. 3. The building is intended to be made accessible, via a new ramp to the rear door, made of modern materials to meet PA Accessibility Code (2009), and the Americans with Disabilities Act (ADA), which are both based on American National Standards Institute A117.1 (ANSI A117.1) - 2009.
