Work under this contract shall consist of furnishing all labor, access to the work, materials, and equipment necessary to perform exterior and interior renovations listed below. Follow this specification, BIA, NCA requirements, all building codes and regulatory requirements. If a conflict is found within the contract documents, the most stringent requirement shall apply. Install all items as identified and appropriate. The work will include, but not necessarily be limited to the following: Rout and seal of cracks Patch and repair exterior of concrete walls Replace 100% of exterior wall and balcony sealant joints and penetration sealant Patch and repair concrete balcony floors, ceilings, and walls Repair and/or re-attach metal balcony railings Elastomeric Coating of Balcony floors Elastomeric Coating of Balcony walls after repairs Reseal around existing windows Resod damaged areas on site due to scope of work (I.E. , general construction damage, etc.). Re-point, seal, and provide new backer rod & sealant as needed around existing brick. Repair / repaint all existing louvered vents on building perimeter, roof, and garage. Patch / repair interior concrete / plaster walls in stairwells and adjacent hallways at all floors for any water or other damage. Inspect wall cavity in these areas and repair any other water damage within the wall system. m. Inspect along all roof coping and edge fascia to ensure no water infiltration into the building walls.
