Opportunity Home is seeking proposals from independent contractors (Respondent) with demonstrated professional competence and experience to provide a primary project of Fire Protection Retrofit System (Primary Project) with the possibility of award of a secondary HVAC Retrofit Project. Location- 327 N Flores St. San Antonio. TX, 78205 Fire Protection Abandonment of the Existing Standpipe System in place. Addition of Automatic Wet-Pipe Sprinkler Protection throughout the Building. Addition of Manual Standpipe Protection in Stairwell New automatic sprinkler system New fire alarm system for occupant notification Mechanical Systems Replacement of existing central plant with: DX Dedicated Outdoor Air System (DOAS) Variable Refrigerant Flow (VRF) heat recovery system *Mechanical* Demolish all existing ductwork, chilled water, and hot water piping serving indoor air handlers for the apartments and common areas. Demolish all existing exhaust fans and associated ductwork serving the apartments. No exhaust will be added for the kitchen areas and the existing recirculating hoods will remain. 1.Duct risers will be routed within the stacked trash rooms on floors 2-5. 2.We will be adding a rooftop DOAS with an ERV that will supply outside air and exhaust air to the apartments. This will also provide relief air and control building pressurization throughout the facility. Comfort cooling and heating will be provided via a heat recovery VRF system.
