The scope includes a new standing seam metal roof, new low slope single-ply membrane roof systems, removal and replacement of all exterior windows and doors, and improvements to the exterior envelope (insulation and air barrier) to meet current building codes . Both lateral bracing and roof reinforcement are included to meet current code. Mechanical , electrical , plumbing (MEP) and fire protection upgrades are provided throughout to meet targets for net zero energy, LEED gold, and 50% energy performance improvement over ASHRAE baseline. The existing MEP systems are to be replaced completely, with new mechanical equipment, plumbing fixtures, and electrical . Providing a complete roof-mounted photovoltaic (PV) array and all related infrastructure are also included as Contractor scope. The interior renovation includes full reconfiguration and new finishes throughout the entire building - including floors, walls, and ceilings. Site and landscape scope includes site signage, site lighting, repaving and restriping of the existing parking in its entirety. Infrastructure for EV charging stations is included in the project scope, with the EV charging station units provided by others.
