Site work, paving, outdoor lighting and renovation of a library in Fairfax, Virginia. Completed plans call for the renovation of a 28,000-square-foot library; library; for site work for a library; for outdoor lighting for a library; and for paving for a library.
The scope includes a new standing seam metal roof, new low slope single-ply membrane roof systems, removal and replacement of all exterior windows and doors, and improvements to the exterior envelope (insulation and air barrier) to meet current building codes . Both lateral bracing and roof reinforcement are included to meet current code. Mechanical , electrical , plumbing (MEP) and fire protection upgrades are provided throughout to meet targets for net zero energy, LEED gold, and 50% energy performance improvement over ASHRAE baseline. The existing MEP systems are to be replaced completely, with new mechanical equipment, plumbing fixtures, and electrical . Providing a complete roof-mounted photovoltaic (PV) array and all related infrastructure are also included as Contractor scope. The interior renovation includes full reconfiguration and new finishes throughout the entire building - including floors, walls, and ceilings. Site and landscape scope includes site signage, site lighting, repaving and restriping of the existing parking in its entirety. Infrastructure for EV charging stations is included in the project scope, with the EV charging station units provided by others. Delegated design items , consistent with work requiring signed and sealed engineered drawings and calculations by a design professional that may require separate permitting, include the following. To be given consideration, questions must be received at least seven (7) days prior to the date fixed for the opening of the bids. Full renovation of 28,000-square-foot masonry building, including new metal and membrane roofing, replacement of all exterior windows and doors, exterior envelope improvements, lateral bracing, roof reinforcement, full MEP and fire protection system replacement, PV array installation, full interior reconfiguration and finishes, site lighting, parking repaving and restriping, and EV charging station infrastructure.
