Water damage restoration services at AMP 111, Marie McGuire property. The project consists of restoring water-damaged areas on Floors 2 through 9 of Marie McGuire Plaza, including the elevator common areas, laundry rooms, east and west hallways, janitor closets, and the lobby ceiling. The Contractor shall provide all labor, materials, equipment, supervision, permits, inspections, and incidentals necessary to complete the Work in accordance with this Invitation for Bids, the Summit Claims, Inc. Scope of Damages, Claim No. A8SMO, (Attachment H-1) the Contract Documents, applicable plans and specifications, manufacturer recommendations,applicable building codes, and all federal , state, and local laws, regulations, and ordinances. Elevator Common Areas o Clean and restore existing hard-surface flooring. oRemove and replace water-damaged 5/8" drywall sections. oTape and finish joints to blend new drywall with existing surfaces. Skim coat/texture all affected wall surfaces to match adjacent surface. o Prime all repaired and affected wall surfaces with PVA primer. o Paint walls with two finish coats. o Protect floors and adjacent finishes during painting operations. o Remove and replace damaged rubber/vinyl cove base. o Remove and replace damaged suspended acoustical ceiling tiles. o Perform final construction cleaning. Laundry Rooms o Clean and restore existing flooring. o Remove and replace water-damaged drywall. o Tape, finish, texture, prime, and paint affected wall surfaces. Remove and replace damaged suspended ceiling tiles. Remove and replace damaged cove base. o Detach and reset electrical devices as necessary. oReplace damaged 220V receptacles. . Replace damaged switches and associated wiring. o Protect floors during restoration. . Perform final cleaning upon completion. East and West Hallways oClean and restore flooring surfaces. oPerform final construction cleaning of affected hallway areas. Janitor Closets o Clean and restore floor surfaces. Remove and replace damaged suspended ceiling tiles. Provide electrician labor to detach and reset electrical panels and accessories as required. Protect flooring and adjacent finishes during repairs. o Perform final cleaning. Lobby Clean ceiling wood grid system . Remove remaining decorative 1x6's and stain/seal to match structural wood where 1x6's were previously attached. Perform cleaning labor associated with lobby ceiling restoration.
