Site work and renovation of a theater / auditorium in Des Plaines, Illinois. Completed plans call for the renovation of a theater / auditorium; and for site work for a theater / auditorium.

The City of Des Plaines is accepting bids for the Roof Rehabilitation Program over the theater vaulted roof located on Miner Street in Des Plaines, Illinois. The Owner is requesting bids for a roof overlay of the existing in-place roofing assembly. Parapet clay tile coping and masonry shall remain in place with exception of grinding and tuckpointing as required for the installation of new roofing flashing and counter flashing. Loose/ damaged masonry shall be ground and pointed on a per unit basis. Existing gutter and downspout assemblies shall remain in place. Alternates are also being requested to omit the base ply for a (10) year warranty. The Base Bid Program is described below along with unit pricing for select items and found in the following Project Manual sections. The existing Roof consists of a smooth surface modified cap sheet over 2 layers of granular surface BUR over felts on wood plank decking. SCOPE OF WORK: Base Bid [Roof Recovery (20-year NDL warranty) APP Modified Roofing Recovery System / Existing / Sheet Metal Flashings and Related Metal Work] Existing roofing assembly to remain. Sweep clean and prep existing roofing surface. Install new cant strips and tapered edge strips at perimeter edges and roof penetrations set in adhesive. Install new fully adhered base sheet and flashings set in permastic, heat welding all seams (no open flames permitted). Install new cold applied granular surfaced APP Modified Bitumen roofing membrane and flashings set in mastic- Heat-weld (no open flames) all seams to provide a continuous bitumen flow followed by embedment of granules in to the hot bitumen. All work shall be performed in strict accordance to manufacture specifications. Membrane flashings shall be fully adhered to all curbs and vertical transitions and secured with mechanical fasteners and/or rush strips as required
