The City of Los Angeles through its Community Investment Department (CID) is seeking proposals for the redevelopment of two City-owned properties: 1) the Pacoima Lifestyle Center and 2) the MEND Building. 1) The Pacoima Lifestyle Center is an existing actively managed commercial property located at 13269 Van Nuys Boulevard, which includes approximately 18,000 s.f. of retail on an approximately 50,000 s.f. site. The City is soliciting proposals for a mixed-use redevelopment of the site that incorporates housing, with a preference for buildings no taller than eight stories, subject to applicable entitlements and regulatory approvals. 2) The MEND Building is a property located at 13460 Van Nuys Boulevard. The building is 17,626 s.f. on an approximately 24,000 s.f. site. The City is seeking redevelopment proposals for the site that include a mix of housing and other community-serving uses, with a preference for buildings no taller than seven stories, subject to applicable entitlements and regulatory approvals. CID is requesting proposals for either one site or both sites. CID seeks to enter into an Exclusive Negotiation Agreement (“ENA”), which may lead to a Disposition and Development Agreement (“DDA”) with the selected Development Team(s). .
