The project base scope of work includes but not limited: 1. Plumbing & Sanitary Systems: Full update of the sanitary system and domestic potable water system; and all associated plumbing fixtures, valves, heat exchangers, boilers and pumps. 2. Elevators: Comprehensive modernization of all three (3) passenger elevators to ensure reliability and accessibility. Installation of new heat pumps to serve the elevator room. 3. HVAC: Modifications to the existing DDC system. Installation of a new Heat Recovery Ventilator, including duct heater and ducting. 4. Life Safety Upgrades: Replacement of all fire alarm addressable devices, equipment, and wiring. 5. Shaft Repairs: Removal of existing abandoned ducts, including exhaust fans. Provision of new fire-rated wall assembly to split the shaft into two. Installation of new doors and access panels. 6. Environmental Remediation: Site-wide hazmat remediation (all floors) to safely facilitate mechanical upgrades.
