Renovation of a medical facility in Vancouver, British Columbia. Completed plans call for the renovation of a medical facility.

The Provincial Health Services Authority (PHSA) is anticipating the need to expand BC Cancer services in Metro Vancouver. Two locations have been identified as potential sites for expansion with each site serving specific functions: Site 1: 110W 4th Ave, Vancouver, BC - This is an existing 9 story building originally intended to serve bio pharmaceutical production needs. The building is in a warm shell condition. Appendix L contains record drawings for the building. This space will house the clinical services outlined in Appendices H and I. The functional program provided in appendix I has the key clinical spaces and requirements outlined. However not all public/circulation/waiting areas are specified and will need to be developed during schematic design. NOTE: the CSP and FP are to be considered DRAFT and will be modified and validated through the initial part of the design as needed to accommodate all required staff and patient needs. Site 2: Parking lot - NW corner of West 10th Ave and Ash street, adjacent to 675 West 10th Ave, known as "A-Lot", Vancouver, BC This space will house 4 new linear accelerator vaults and associated support rooms as indicated in the CSP and FP in Appendices J and K. The vaults are intended to be built using a modular vault design provided by a selected vendor with site preparation designed and constructed by the consultant team and contractor, respectively. As noted above, these CSP's and FP's to be considered draft and may change during the start of the design phase. The objectives of the Project are to: Develop the Business Plan to: Renovate the facility at 150 West 4th Ave, Vancouver to accommodate various clinical programs Convert the existing parking lot adjacent to 675 West 10th Ave, Vancouver, "A-Lot" to accommodate and support the construction of 4 modular linacs and support spaces. Refer to Appendices H through K. The CM will provide an early high-level pricing of the renovation to the facility at 150 West 4th Ave as well for the construction of A-Lot to support the installation of 4 modular linacs and construction of support spaces. Renovations are anticipated to address items including but not limited to: Selective demolition and general upgrades to HVAC, plumbing, power, data, communications, security, structural, and architectural building systems Clinical spaces such as clean and dirty utility rooms, consult rooms, change rooms, control rooms, Support spaces such as housekeeping, security, maintenance, and network, Staff spaces, Installation of IT infrastructure to PHSA standards to enable PHSA network access, sitewide wifi, and implementation of CST Cerner. The project's construction budget is estimated at approximately $100,000,000 including Construction Management fees, overhead and profit. The modular linac construction budget is estimated at an additional $30,000,000 including modular linac vendor costs (which are estimated at $25,000,000).
