Site work and renovation of a fire / police facility in Front Royal, Virginia. Completed plans call for the renovation of a one-story above grade fire / police facility.
Questions about the specifications or other solicitation documents should be submitted in writing to the County by the deadline specified in the procurement schedule. Any revisions to the solicitation will be made only by written addendum issued by the County Upgrades to the first floor of the North Warren Fire Station including existing bathing and living facilities. The Contractor shall furnish all labor, supervision, materials, equipment, tools, permits, coordination, demolition, installation, testing, and closeout required to renovate the first-floor firefighter living and bathing areas within the existing fire station. Work is to be performed in an occupied, operating facility and includes selective demolition, interior reconfiguration, ADArelated upgrades, new finishes, doors/frames/hardware, limited window and exterior wall work, plumbing, mechanical , lighting, and related electrical work required for complete and functional spaces. The renovation generally includes work in the eating/living area, warming kitchen, sleeping rooms, bathrooms, showers, dispatch, lockers, hall , janitor area, and related tie-ins to adjacent existing spaces. This scope should therefore be used as a summary in conjunction with the drawings and specifications, not as a replacement for them. Demolition Scope The demolition portion of the work shall include selective removal of existing construction as shown on the drawings and as required for the new work, including: Existing interior walls, doors, frames, and finishes in the affected work areas. o Existing cabinets and appliances in areas are being remodeled. Existing concrete and plumbing as required to install new waste and supply piping for the new fixtures and showers. Existing ceiling tiles and, where indicated , ceiling grid in the living quarters, hall, dispatch, locker, bathroom, and shower areas. Existing wall finishes as needed for new blocking, fixtures, tile backer, and plumbing/electrical work. Existing exterior double-door/opening construction where a new single exterior door, infill wall, and cultured stone finish are to be installed. Existing wall portions at new window or door openings. All demolition shall be coordinated with rated assemblies, plumbing, mechanical, and electrical systems. Existing rated walls and doors identified to remain shall be protected. Architectural / Building Scope The new construction scope shall include: o o o New light-gauge metal stud partitions with gypsum board, moisture- resistant gypsum board, or cement backer board as required by room finish and use. New sound-insulated partitions at sleeping and bathroom areas, where indicated. New blocking and support for grab bars, counters, cabinets, lavatories, accessories, and plumbing fixtures. Concrete slab cutting, trenching, patching, and repair associated with new plumbing and shower construction. Shower floor/slab work required to create accessible transitions and proper drainage. Patching of removed openings and construction of rated infill, where shown. Integration of new work with the existing building so there are no unsafe edges, open gaps, or unfinished transitions. Doors, Frames, Hardware, and Openings The Contractor shall provide and install all doors, frames, and hardware shown on the plans, including: New insulated hollow metal exterior doors and frames. o New solid-core wood interior doors and frames. o Hardware sets, closers, locksets, kick plates, stops, silencers, thresholds, and weatherstripping as scheduled. Door opening widening and frame replacement, where required to achieve 3'-0" openings and ADA usability. Replacement or modification of Door 15 locking hardware as shown in the schedule. New window installation to match existing size/function where indicated, including the volunteer office opening and related infill/opening work. Proper sealing, flashing, insulation, and threshold installation at exterior openings. Exterior Envelope Modifications Infill of removed exterior openings with new metal stud framing, insulation, sheathing, weather barrier, flashing, rainscreen components, and cultured stone veneer. New cultured stones finished to match the existing front stone in color and pattern. Flashing, top vent, drip detailing, sealants, and weatherproofing as required for a complete exterior envelope. New vinyl window units to match existing conditions where specified. The ceiling scope shall include: o o o Ceilings and Acoustics Replacement of ceiling tile throughout the project areas except where the drawings indicate existing-to-remain conditions. New 2x4 ceiling grid where shown, tied into existing grid systems. Ceiling tile types as scheduled, including moisture-resistant/acoustical tile in bathrooms and showers. Verification that existing ceiling grid attachment to structure above is adequate; upgrade or supplement attachments where required. Reinstallation and relocation of existing diffusers, returns, exhaust grilles, speakers, smoke detectors, alarms, and similar devices as needed after ceiling work. Installation of 3 1 /2-inch mineral wool batt insulation above lay-in ceiling tile in the sleeping rooms for sound mitigation. Interior Finishes The Contractor shall provide, complete, new finishes in the renovated areas, including: New paint on all exposed walls in the project area. New ceramic wall tile (3'-3') and floor tile in bathrooms and showers(7'). Schluter shower systems, drains, trims, and related waterproofing accessories. Epoxy grout and trim accessories at tiled areas.
