The project is located at 1302 Douglas Street and includes the construction of a 24-unit apartment building and related site work improvements. The site for the proposed project is located northeast and southeast of the intersection of Douglas Street at 13th Street in Sioux City, Iowa. The site is bordered by Kum & Go Store to the north, alley to the east, 13th Street to the south, and Douglas Street to the west. This project has a late start date of September 28, 2026. Work shall be completed on or before June 28 , 2027. Bonds: 10% Bid Bond, Certified Check required, Performance Bond required (unspecified amount), Payment Bond required (unspecified amount), Maintenance Bond required (unspecified amount). The purpose of this study was to explore the subsurface conditions at the site to prepare recommendations for building foundation and segmented retaining wall design for the proposed construction. Our scope of services included performing four soil test borings to a depth of 20 feet below the existing surface in the building area, one boring to a depth of 15 feet below the existing grade in the north/east retaining wall area, one boring to a depth of 15 feet below the existing grade in the shade structure area, and one boring in the pavement area to a depth of 6.5 feet below the existing grade. The scope of work also included select laboratory testing, and preparation of this geotechnical report. This report briefly outlines the testing procedures, presents available project information, describes the site and subsurface conditions, and presents recommendations regarding the following: Suitability of site for the construction of the proposed project Site preparation and grading procedures for project Foundation types, depths, allowable bearing capacities and estimate for potential settlement Segmented retaining wall foundation design recommendations Pavement subgrade preparation recommendations and PCC pavement thickness recommendations Comments regarding factors that will impact construction and performance of the proposed construction.
