Renovation of the former Innwood Bank Building to create a Community Center, including sitework, concrete work, public bathroom construction, interior remodel, and mechanical, electrical, and plumbing installations. Bonds: 5% Bid Bond, Certified Check required. The successful Respondent will provide services in two distinct phases. Phase I services consist of all Pre-Construction services to support the development of a Guaranteed Maximum Price (GMP). The City will look to negotiate the GMP at the approximately 90% Design milestone. Based on the needs of the design, there may be early-out packages and multiple GMPs established during the Pre-Construction Phase. The City will look for cost estimates at the 60% Design milestones to ensure budget integrity. Phase II services will include: construction, demolition, restoration and facility start-up and commissioning. A sample contract is provided in Exhibit 1 and sets forth the responsibilities, obligations, and other requirements of the Respondent in performing these services. Certain requirements set forth in this RFP and certain portions of the selected Respondent's Proposal may be incorporated into the CMAR Contract as appendices in connection with the finalization of the CMAR Contract with the selected Respondent.
