Provide all labor, materials, equipment, supervision, inspections, submittals, and as-built documentation necessary to renovate the existing C-Level utility space in Building 1. Work includes demolition and removal of existing components; improvements to the condensate pit area; modification and replacement of C-Level supply and exhaust air systems; replacement of the steam header and distribution systems; drainage upgrades within the mechanical room; hazardous material remediation; remediation of brine-related issues; replacement of insulation, pipe hangers, and damaged or outdated valves; lighting modifications and replacement; architectural modifications; improvements to the outside air intake serving the mechanical space; replacement of electrical panels; inclusion of systems monitoring; upgraded systems tagging and identification; replacement of ATS2; and all modifications required to meet ADA, physical security, and applicable code requirements. The renovated space is intended to provide environmentally safe, comfortable, and compliant working conditions for maintenance personnel, improve daily maintenance operations, and address deficiencies in existing HVAC, plumbing, pumping, and utility systems. Work will be phased to minimize interruptions to hospital operations and ensure continued functionality of critical mechanical systems. The contractor shall comply with all applicable Veterans Health Administration requirements, regulations, and safety standards, including obtaining required licenses and managing asbestos abatement and other hazardous materials when identified.
