Construction of a kindergarten playground. Bonds: 100% Performance Bond, 100% Payment Bond. Question Deadline 08/28/2026 Each request for clarification shall be submitted in writing, via email, to only the following people: Miguel Cruz, Antioch Unified School District, MiguelCruz@antiochschools.net Austin Gray, Lathrop Construction Associates, Austin.Gray@lathropconstruction.com A-1 GENERAL REQUIREMENTS The Contractor shall furnish all labor, supervision , project management, layout, tools, construction equipment, temporary facilities, permits or inspections assigned to the Contractor, hauling, disposal , consumable materials, and incidentals required to complete the Work. Work described as required for a complete installation shall be included whether or not every minor component is individually listed. Playground-equipment installation shall be performed by, or under the direct on-site supervision of, an individual holding a current Recreation Installation Specialist certification issued by the National Playground Contractors Association, Inc. (NPCAI ). Before beginning playground-equipment installation, the Contractor shall submit a completed and valid certificate identifying the certified individual assigned to the Project; the certification shall remain current through completion. The watermarked certificate in Exhibit I is a reference example only and shall not be copied, altered, or submitted as the Contractor's proof of certification. A-2 FIELD VERIFICATION AND EXISTING CONDITIONS Before bidding and again before construction, verify dimensions, elevations, quantities, access routes, staging areas, drainage, utilities, clearances, use zones, fall heights, and all other existing conditions affecting the Work. Coordinate discrepancies with the District or Construction Manager before proceeding. Exhibit C photographs and approximate values are informational only and do not replace field measurements. A-3 SUBMITTALS, COORDINATION, AND SEQUENCING Coordinate the Work with the District, Construction Manager, school administration, playground equipment manufacturer, and PIP surfacing manufacturer. Submit required product data , installer qualifications, layouts, color selections, shop drawings, installation procedures, safety data, schedules, and closeout information in sufficient time to maintain the Project schedule. Do not fabricate or install work that conflicts with final manufacturer documents. A-4 SITE ACCESS, PROTECTION, AND TEMPORARY CONTROLS Maintain secure separation between construction operations and students, staff, and the public. Provide temporary construction fencing, gates, barriers, signage, dust and noise control, protection of occupied campus areas, and temporary restrooms and handwash facilities as required. Protect buildings, paving, striping, fencing , gates, landscaping, utilities, drainage improvements, and other existing work to remain. Keep emergency and District access routes available unless otherwise approved. A-5 UTILITIES AND UNFORESEEN CONDITIONS Identify and protect utilities within or adjacent to the work area before excavation, sawcutting, drilling, or demolition. Use appropriate locating and safe-dig procedures. Immediately stop work in the affected area and notify the District or Construction Manager if concealed utilities, unsuitable subgrade, undocumented obstructions, hazardous materials, or materially differing conditions are encountered. A-6 DEMOLITION OF EXISTING PLAYGROUND EQUIPMENT Completely remove the existing playground structure and associated components, including decks, slides, climbers, panels, rails, roofs, supports, anchors, concrete footings, and other embedded items required to clear the new installation area. Use demolition methods that avoid damage to adjacent facilities and surfaces designated to remain. Legally haul away and dispose of demolished materials unless the District directs otherwise in writing. A-7 DEMOLITION OF EXISTING PIP SURFACING Remove the existing poured-in-place rubber safety surfacing and underlying materials to the depth necessary for the new base and surfacing system. Provide clean limits of removal; protect adjacent concrete and drainage; remove adhesives, loose material , and debris; and prepare the exposed area for the specified earthwork and base construction A-8 CONCRETE WALL MODIFICATIONS AND FLUSH TRANSITIONS Demolish and lower the existing concrete perimeter wall only along the three sides of the playground that do not adjoin the existing black metal fence. The wall within these three demolition limits averages approximately 2 feet in height. The other two wall sides adjoining or touching the existing black metal fence, including the fence, posts, footings, and associated construction, shall not be demolished , lowered, cut, disturbed, or otherwise modified and shall be protected in place. Along the three designated sides, lower the remaining wall to approximately 2 inches below the adjacent existing concrete and install a new concrete cap flush with the adjacent concrete. Coordinate the final PIP edge so the completed PIP surfacing is flush with the newly capped wall and adjacent concrete along the three modified sides, providing a smooth accessible transition without raised edges, ponding, or trip hazards. A-9 SUBGRADE, BACKFILL, BASE, AND DRAINAGE Backfill all voids left by removed footings, anchors, curbs, and demolished work using suitable material placed and compacted in controlled lifts. Excavate, grade, and furnish aggregate base or other manufacturer-required base materials as necessary for the equipment foundations and PIP system . Maintain stable, uniformly compacted support and positive drainage; do not cover soft, pumping, saturated, or otherwise unsuitable conditions without written direction. A-10 DISTRICT-FURNISHED PLAYGROUND EQUIPMENT The new playground equipment will be furnished by the District. The Contractor shall coordinate delivery dates and access; receive, unload, inventory, stage, secure, store, and protect the District-furnished equipment; promptly document and report shortages or damage; and preserve all identification, hardware, instructions, and warranty materials. District furnishing of the equipment does not relieve the Contractor of responsibility for complete installation and coordination. A-11 PLAYGROUND EQUIPMENT INSTALLATION Install the new playground structure, foundations, anchors, posts, decks, slides, climbers, panels, rails, roofs, accessories, and related components in the locations and elevations shown in the final manufacturer documents. Installation shall be performed by manufacturer-approved or certified personnel where required. Maintain specified use zones and clearances, verify plumb and level installation, properly torque and secure hardware, and protect completed equipment until acceptance. A-12 POURED-IN -PLACE SAFETY SURFACING Provide and install the new PIP rubber safety-surfacing system using qualified or manufacturer-approved installers. Coordinate base preparation, drainage, edge conditions, colors, patterns, thicknesses, and critical fall-height requirements with the final playground layout and surfacing specifications. The Base Bid shall include a 50/50 color blend consisting of beige and one other standard color selected by the District. Along the three modified sides only, set the finished PIP elevation flush with the top of the newly capped and reduced perimeter wall , which shall be flush with the adjacent existing concrete. Protect and do not disturb the two concrete wall sides adjoining the existing black metal fence. Provide a uniform , fully bonded surface with clean terminations and a smooth, seamless, accessible transition across the PIP, concrete cap, and adjacent existing concrete, without raised edges, abrupt elevation changes, ponding, or trip hazards. A-13 SCHEDULE AND SCHOOL OPERATIONS Plan and complete the Work within the construction period of September 28 through October 23, 2026. Schedule demolition , concrete cutting, heavy compaction, and other loud or vibration-producing work for the school-not-in-session window of September 28 through October 2, 2026, unless the District approves otherwise in writing. Coordinate deliveries, shutdowns, testing, inspections, and access with the District and Construction Manager. A-14 QUALITY CONTROL, INSPECTIONS, WARRANTIES, AND CLOSEOUT Comply with applicable manufacturer requirements and accepted playground-equipment and impact-attenuating-surfacing standards identified in the Contract Documents. Correct nonconforming work and support required inspections or testing. At completion, submit equipment and surfacing warranties, installer certifications, inspection or test records, maintenance information, and other manufacturer closeout documentation required for District acceptance. A-15 CLEANUP, RESTORATION, AND ACCEPTANCE Continuously remove debris and maintain a safe site. At completion , remove temporary facilities and protections; clean the playground and surrounding areas; restore access routes, paving, striping, fencing, landscaping, and other areas damaged or disturbed by the Work; complete punch-list corrections; and deliver the site ready for District use. Final acceptance requires completion of all corrective work and required closeout documents.
