Roof Replacement of Pump House 2 Question Deadline 09/07/2026 at 11:00 AM ET Any prospective Bidder that has questions should contact Justin Peterson at (518) 393-1131 or via email at jpeterson@rotterdamny.org. The pump house #2 building is approximately 20' long x 16' wide and needs a new roof. The work shall include removing the existing and replacing it with a new roof system . The project includes: Remove the existing roof system down to the wood deck. Inspect the deck for deterioration and replace all damaged or deteriorated decking as directed by the town or its representative. Leave the deck clean, dry, and free of debris. Remove existing chimney to a point 12" below the roof deck. Install four layers of wood blocking consisting of three layers nominal 2x6 lumber and one-layer 1/2 " exterior grade plywood to achieve the required roof edge height. Install a continuous Class I vapor retarder over the entire roof deck in accordance with the roofing manufacturer's recommendations. Install two layers of 2.6" polyisocyanurate roof insulation providing a minimum thermal resistance of R-30, using the roofing manufacturer's approved fastening pattern. Stagger all insulation board joints between layers. Install a fully adhered Carlisle 60 mil Ethylene Propylene Diene Monomer (EPDM) roofing membrane in accordance with the manufacturer's published installation requirements. Mechanically fasten the insulation using manufacturer-approved screws and insulation plates. Mechanically fasten the membrane only where required at perimeter, base flashing, and seam attachment locations in accordance with the manufacturer's requirements. Complete seams using the manufacturer's approved seam tape and adhesives. Reframe the existing roof curb with pressure-treated nominal 2x 8 lumber to extend the curb to accommodate the new roof assembly thickness. Remove and install new flashing around the existing roof hatch. Install two stainless-steel lifting eye bolts on the roof hatch cover to facilitate removal for maintenance. Remove the existing subfascia and soffit around the entire roof perimeter. Install 3/4" CDX exterior grade plywood subfascia at the faces of the building. Install new non-perforated soffit panels on all roof overhangs. The overhang width shall match existing. Install custom-fabricated 0.032" white aluminum fascia, 12" high with a 1-1/2" hemmed lower edge. Install 6" white aluminum drip edge with continuous cleat to provide resistance to wind uplift. Remove all construction debris from the site and leave the work area in a clean condition. The Work will be substantially completed by October 15, 2026, and fully completed by November 1 , 2026.
