The City of Van Buren, Arkansas is inviting submittals from qualified firms to provide comprehensive professional construction management services. The city is seeking to hire a construction manager to oversee the King Opera House Annex, located at 427 Main Street. The City of Van Buren is requesting Statements of Qualifications from well-qualified construction management firms who can adequately demonstrate they have the resources, experience and qualifications. The project consists of approximately 1,600 square feet of new construction adjacent to the existing facility, extending north toward North 5th Street. The planned annex will support the Opera House's operational and performance needs and is anticipated to include: o Loading dock Dressing area / green room Scene shop Restrooms Storage areas Emergency egress corridor The project site includes relocation of existing utilities and drainage infrastructure. The City's preliminary construction budget is approximately $1.1 million based on conceptual design estimates. Construction management services will include coordination of project planning, bidding, construction administration, scheduling, cost control, and overall construction oversight to support successful delivery of the project. The City reserves the right to accept or reject in part or in whole, any proposals/qualifications submitted, and to waive any technicalities deemed to be in the best interest of the District. The Statements of Qualifications shall include: a) Company profile and history b) Qualifications and experience of the proposed management team (c) Completion of public-sector projects of similar size and complexity, including those using construction management as the project delivery method (d) History of on-time completion of projects (e) History of project completion on or below budget or guaranteed maximum price (f) Record of change orders not initiated by the project owner on similar projects (g) Approach to preconstruction services, including: 1.
