Site work and renovation of an educational facility in San Diego, California. Completed plans call for the renovation of a 10,000-square-foot educational facility.
The location of the Work is Miramar College, W Building, 10440 Black Mountain Road, San Diego, CA 92126. ("the Site"). Carpet replacement is requested for a portion of the second floor of W-Building on the Miramar Campus. The project area is approximately 10,000 square feet and does not include the entire second floor. The work will primarily encompass the East Corridor, including the offices and hallways located within the highlighted area shown on the attached blueprint map (located on PlanetBids in the Document tab). The Contractor shall provide a full turnkey carpet replacement installation, including all labor, materials, equipment, carpet removal and disposal , floor preparation , installation, furniture Relocation, protection of existing facilities, cleanup, and final restoration necessary to complete the project. The completed installation shall provide a finished product that is uniform, professional, and consistent with the existing adjacent carpet. Furniture Relocation and On-Site Storage The Contractor shall be responsible for all furniture moving required to complete the carpet replacement. Furniture and other movable items located within the work area shall be carefully moved, protected, stored, and returned to their original locations by the Contractor. Storage space is available on site. Offices located within the designated work area may be utilized for temporary furniture storage while carpet replacement is underway. The Contractor shall coordinate furniture relocation in a manner that minimizes disruption to building occupants and allows the work to proceed efficiently. The anticipated sequencing is as follows: 1. Relocate furniture and other movable items from approximately one-half of the designated work area into an approved temporary storage location within the work area. 2. Protect furniture and stored items from dust, debris, damage, and construction activities. 3. Remove the existing carpet and complete required floor preparation in the vacant portion of the work area. 4. Install the new carpet tile in the completed portion. 5. After the newly installed carpet is ready for use, carefully relocate the furniture from the temporary storage area onto the newly carpeted area. 6. Remove the existing carpet and complete floor preparation in the remaining portion of the work area. 7. Install the new carpet tile in the remaining area. 8. Upon completion, return all furniture, equipment, and movable items to their original locations and configurations. The Contractor shall use appropriate care and handling procedures when moving furniture and shall be responsible for damage caused by its moving, storage, or installation activities. . Existing Carpet Removal The Contractor shall remove the existing carpet within the designated replacement areas. Removal shall include: Existing carpet tile and associated materials within the project area. Removal of carpet adhesive or residue as necessary to provide a suitable substrate for the new installation. Proper separation, handling, loading, transportation, and disposal of removed carpet and construction debris. Protection of adjacent carpet and finished surfaces that are not part of the project. Areas specifically excluded from the project shall remain undisturbed unless otherwise authorized. . Floor Preparation The Contractor shall inspect the existing substrate following carpet removal and perform all preparation necessary to provide a clean, dry, smooth, and suitable surface for installation of the new carpet tile. Floor preparation shall include, as required: . Removal of residual adhesive and debris . oPatching and filling of minor substrate imperfections. oLeveling or smoothing of areas that would negatively affect the finished carpet installation. o Cleaning and preparation of the substrate in accordance with the carpet manufacturer's installation requirements. Carpet Installation The Contractor shall furnish and install the specified Bentley 24" x 24" carpet tile in accordance with the manufacturer's written installation requirements. Installation shall include all required: o Adhesives and installation materials.Cutting and fitting around walls, doorways, columns, fixtures, and other obstructions. Transitions between new and existing carpet. Edge and perimeter finishing. o Pattern and directional alignment. Coordination with existing building conditions. The finished installation shall be free of visible gaps, buckling, curling, excessive seams, adhesive bleed-through, or other installation defects.
