These units operate using R22 refrigerant, and most are defective or non-functional. The heat pump serving the dental office will need to be relocated, as it is currently situated above an examination chair, making maintenance access difficult. Upgrading the heat pumps to meet current standards may be required for installation (water supply, drain connection, seismic compliance, etc.). The heat pump for the "Herbes de Chine" unit is very likely oversized; its capacity will need to be re-evaluated, as will its drain connection, which does not appear to be compliant. The replacement of these heat pumps may also qualify for a subsidy, the application for which would be handled by the consultant. Priority should be given to new heat pumps operating on R32. ClimateMaster models using R454b--which feature a size and configuration roughly similar to the existing units--should be considered. Daikin models using R32 also represent a viable option; while they are bulkier, they are newly introduced, and some units are available in stock for faster installation. However, the water inlets and drainage outlets on the Daikin models are located on the opposite side; consequently, the plans, specifications, and shop drawings might need to call for an internal reversal kit to facilitate connections and potentially avoid the need for additional condensate pumps. The consultant must first conduct a site survey of the commercial premises--scheduled for the evening--to verify existing conditions. Next, the consultant must draft a technical design program (refer to Appendix D.6 for details on this document) and formulate recommendations for the required work (replacement of existing heat pumps and bringing their installation up to code), accompanied by a Class D estimate. The preparation of plans and specifications (66%, 99%, and tender-ready versions) will be required, along with a Class A estimate. Finally, the consultant must complete the contractor tendering and construction phases.
