Renovation of a military facility in Natick, Massachusetts. Completed plans call for the renovation of a 7,000-square-foot military facility.

Repair and renovate Building 45 at the U.S. Army Natick Soldier Systems Center. The work consists of construction services required for the Department of Public Works (DPW) repair and renovation project, as detailed in the Statement of Work and associated attachments. The purpose of this project is to execute a Design-Build contract to advance the provided 35% conceptual design to 100% Construction Documents (CDs) and perform a comprehensive, turn-key interior renovation of approximately 7,000 SF of federal administrative space in Bldg. 45 at USAG SSC, Natick As a Design-Build project, the Contractor serves as the single point of responsibility for both design and construction. The work includes hazardous materials abatement, complete MEP infrastructure upgrades (including a fixed-budget HVAC replacement and fire protection), acoustic privacy enhancements, architectural finishes, and compliant furniture integration. Design Services Requirements The Design-Build Contractor (DBC) shall provide all architectural and engineering services necessary to complete the design. The contractor will deliver a final set of drawings (2) 11x17 hard copies, CAD drawings, and PDF drawings, including warranties. Design Advancement: Advance the Government-provided 35% conceptual design through 65%, 95%, and 100% Issued-for-Construction (IFC) phases. Professional Registration: All drawings and specifications (Architectural, Mechanical, Electrical, Fire Protection, etc.) must be signed and sealed by a Registered Architect (RA) or Professional Engineer (PE) licensed in the Commonwealth of Massachusetts. Target-Value Design (HVAC): The DBC must utilize Value Engineering (VE) during the design phase to ensure the comprehensive HVAC system replacement adheres to meeting federal energy efficiency mandates Early Work Packages : To fast-track the schedule, the DBC is encouraged to submit "Early Work Packages" (e.g., Asbestos Abatement and Soft Demolition) for Government review and approval prior to the completion of the 100% architectural and MEP design. The estimated magnitude is between $2,500,000.00 and $3,000,000.00. The final date and time to submit questions regarding this solicitation shall be 07 September 2026 by 1200 EST. The Contractor may obtain clarification regarding invoicing in WAWF from the following contracting activity's WAWF point of contact. Rigo Leon; rigoberto.a.leon.civ@army.mil The anticipated date for the Government to provide final responses to questions submitted within this timeframe is 09 September 2026 by the end of the day. As questions are received in response to this solicitation, the Government will provide periodic responses via a solicitation amendment. The contractor shall begin performance within 10 calendar days and complete it within 308 calendar days. *The value for this project is based on a financial range.
