The building is a multi-family residential facility consisting of three storeys and a basement, with a total of 45 residential units. Ground Level: 15 residential units and one lounge area. Second Level: 17 residential suites, one storage room, and one laundry room. Third Level: 13 residential suites, one storage room, and one laundry room. Basement: Recreation room repurposed as a lounge room, workshop, locker rooms, and storage room. Building Construction Wood-frame construction utilizing 4-inch wood framing. Exterior finish consisting of vinyl siding. Flat, insulated, vented roof assembly. Vinyl double-glazed windows throughout. Mechanical Systems Electric baseboard heating serving individual residential suites. Centralized electric hot water tanks providing domestic hot water. Ventilation Systems The original ventilation system consists of: Two (2) gas-fired make-up air units; Washroom exhaust fans; and One (1) recreation room exhaust fan.
