The University of Missouri-Kansas City has determined that contractor pre-qualification is necessary due to the complex nature of the demolition work. The project involves special wet demolition methods due to hazardous materials present within the building and strategic demolition planning due to structural concerns. Given these challenges, the University requires a contractor with a proven record of completing comparable demolition projects. The work must also be delivered within a critical schedule to ensure public safety surrounding the site. The project consists of the demolition of the existing 86,000 SF, two-story building constructed in 1958, which requires a wet demolition approach due to the presence of hazardous materials and structural concerns limiting access within the building. A methodical demolition plan will be required due to voids present below the first-floor slab, limiting demolition equipment loading within the building footprint. All demolition debris will be impacted by asbestos containing building materials, requiring it to be disposed of as asbestos waste, meeting certain local, state and federal requirements. Following demolition of the building, removal and modification to any other indicated site elements and restoration of the overall site is required, in compliance with Land Disturbance requirements from both Kansas City, MO and Missouri Department of Natural Resources.
