The existing one-story brick home has floors that have settled, mainly due to termites. The home has recently been treated for the termites. The damage includes floor joists, mud/sill plate and band joists. Additionally, the 2 x 2 ledger is failing along the girder and metal joists hanger need to be installed. The main bathroom is also experiencing floor settlement, due to cut floor joists. The house was tested for Lead Based Paint, and the report was negative for any lead. 2.2.1. See Plan A- Area A (8 '-0" x 10'- 0"/14'-0") and B (14'-0" x 13'-0"): Remove flooring, sub floor and floor joist in the area shown on Plan "A". Provide shoring/bracing of existing walls as required to maintain stability. Provide blocking between joists under exterior walls for support where rim joist cannot be replaced . Install new floor joists using joist hangers at along girder. Install new floor batt insulation and subfloor. Remove all metal jacks, wood posts and all lumber from crawl space. Remove all existing duct work and install new duct work. Girder; Remove 2 x 2 ledger support along girder. Install metal joist hanger on existing joists that remain. Hallway Bathroom: Remove bathtub, vanity, and water closet in bathroom off hallway. Existing vanity and water closet will be reinstalled . Protect from damage during construction. Remove subfloor and install new joists where joists were cut. to accommodate plumbing lines. Install new joists full length on each side of plumbing line. Remove subfloor and add 4 additional full-length joists on each side of the 2 existing joists that have been cut. Install new subfloor, multi-piece low step in shower. Provide blocking for three 24"; grab bars, owner will select locations. Install new shower valves. Reinstall toilet and vanity; provide new stop valves, supply lines. Front Porch: Remove existing front porch stoop including brick concrete and concrete block on open sides. The existing footing shall stay and be reused for new porch. New porch shall be block and brick with broom finished concrete slab for the walking surface. Install additional concrete block under exterior wall at porch. (See Photo "A") Install new rails along open sides and both sides of steps. Existing steps can be reused or replaced with cast in place concrete step. New Flooring: Remove existing flooring in kitchen, hallway, living room, hallway bathroom and front bedroom next to living room. Install new vinyl laminate flooring and quarter round in same areas. Paint trim to match existing. Prep and paint walls of living room, hallway, front bedroom off hallway and bathroom. Paint trim and walls with two coats. Color(s) to be chosen by owner. The contractor will be responsible for performing all demolition necessary to complete the work. All debris generated from the work shall be disposed of legally. Provide on-site dumpster and restroom facilities. The homeowner will not occupy the house during the construction. The contractor will be responsible for moving furniture, beds, and appliances as needed to complete the work. The homeowner will remove pictures, TV's, and other items as needed . The contractor must protect all items from dust by covering them or sealing off rooms where work is not to be done. Contractor shall protect all finishes that are to remain.
