Site work and renovation of a fitness / recreation center in Lafayette, Indiana. Completed plans call for the renovation of a fitness / recreation center.
Roof replacement at the McAllister Recreation Center. Bonds: 5% Bid Bond. All questions can be directed in writing to Mike Perry, Director of Facilities and Grounds Park Maintenance at mperry@lafayette.in.gov. The Contractor shall perform the following services in accordance with the requirements as defined and noted herein: 1) The work to be performed includes the replacement of an existing flat roof system on the McAllister Recreation Center. This project will include the following tasks: a. Prior to the commencement of construction activities, the Contractor will provide design drawings of sufficient detail to obtain a building permit from the City Engineer's Office. b. Utility locates as needed. C. Contractor meeting with City maintenance personnel to establish timeline for the project and to set weekly progress reporting dates. d. Project start date will be on or after October 1, 2026 not to surpass November 30, 2026. e. City to remove ductwork from the rooftop. f. Install caution tape for dumpster space and pedestrian safety zones for safe walking areas. g. Removal of the existing flashing materials. h. Removal of the existing roof membrane system. i. Inspect decking for deterioration, replace as needed (owner to give prior approval). j . Install 1/2 " recovery board over existing roof with polymer anchors or manufacturer-approved mechanical fasteners and plates as required for the specified roofing system and applicable wind-uplift requirements. k. Install new drain retrofits as needed (owner to give prior approval). 1 . Install .060 rubberized membrane using a mechanically attached roofing system approved by the roofing system manufacturer. The primary field membrane shall be mechanically attached to minimize reliance on field-applied bonding adhesive or mastic and to allow roofing operations to proceed over the widest practical range of acceptable weatherconditions. Adhesives, primers, mastics, sealants, tapes, and other temperature- or moisturesensitive materials required for seams, flashings, penetrations, walls, curbs, terminations, or other roofing details shall be installed only when environmental and substrate conditions comply with the roofing manufacturer's written requirements. The Contractor shall sequence removal of the existing roofing and installation of the new roofing system so that only areas capable of being made watertight during the same work period are exposed. The Contractor shall maintain the building in a watertight condition at the completion of each workday and prior to anticipated precipitation. Installation of the insulation and membrane materials shall be completed in a manner which promotes proper drainage to keep the roof free from standing water. The Contractor shall install the materials in a continuous fashion, free of any gaps and voids. All materials shall be installed according to manufacturer specifications. m. Install membrane flashing at parapet walls in accordance with manufacturer- approved details. Where manufacturer-approved mechanically secured flashing details are available, they shall be utilized to minimize reliance on field-applied bonding adhesive or mastic. Install 24 gauge galvanized coping cap. Coping cap color must blend in with current limestone on the building (owner to give prior approval). n. Flash all roof drains, roof top unit (RTU) curbs, pipes and corners in accordance with the roofing manufacturer's approved details. o. Install termination bar at the gym walls. p. Install base tie in detail at the base of the walls and curbs in accordance with the roofing manufacturer's approved details. q. Clean up debris from roof and grounds and remove it from the site.
