The Work of this project is generally described as commercial office building that houses customer service, executive offices, and call center. The materials are concrete, steel, heavy timber, metal stud, stone, brick, and fiber cement. The lower level is partially underground and maintains the Risk IV category to function as a shelter and functioning call center during a catastrophic event. The Project Description: The Work includes but is not limited to the following and as Work shown on drawings and specified on specification sections. 1. Construction of a building of approximately 33,445 square feet The building is new and shall be constructed of materials that include but are not limited to the following: Exterior wall construction shall consist of Heavy Timber, Concrete, Steel, Cold Form Metal Framing, Brick, Composite Wall Panels, Stone, and Misc. Metals. Work: The Work includes but is not limited to the following: Site Construction , grading, paving , site slabwork and Site Utilities; Cast-in-Place 4" slabs, Poured in Place Concrete Walls and Structure, Formwork; 3 Natural Stone, Brick Veneer, Slate Cladding, Composite Wall Panels, 4 Structural Steel , Miscellaneous Metals 5 Architectural Woodwork, Laminate Clad Casework; 6 Insulation, Firestopping, Roofing, Sheet metal, and Joint Sealants; 7 Curtain Wall, Aluminum Storefront and Entrances, Wood Doors, Specialty Doors, Finish Hardware; 8 Drywall, Floor Coverings, Acoustical Ceilings, and Painting; 9 Toilet Compartments, Fire Extinguishers, and Toilet Accessories; 10 Plumbing, Fire Protection , HVAC , Building Automation System, and Controls; 11 Sprinkler system: 12 Electrical and Fire Alarm Systems The General Contractor will include in his bid , all items required in order to carry out the intent of the Work as described, shown and implied in the Contract Documents. It shall be the General Contractor's responsibility upon discovery to immediately notify the Architect, in writing, of errors, omissions, discrepancies, and instances of noncompliance with applicable codes and regulations within the documents, and of any work which will not fit or properly function if installed as indicated on the Contract Documents. K. The Work will be constructed under one single Lump Sum Contract.
