Master-planned development proposal community to including 3,351 to 7,185 residential units, a 9.5-acre neighborhood commercial site TIMELINE: As of October 5, 2026, a scoping meeting was held on September 30, 2026, at the Merced County Planning and Natural Resources Department. The purpose of the meeting was to gather public and agency input to support preparation of the project's Environmental Impact Report (EIR) as part of the California Environmental Quality Act (CEQA) review process. The project remains in the environmental review phase and is still several years away from pre-development activities. Based on currently available information, development is not anticipated to begin for at least four to five years, and a definitive construction schedule has not been established. Given the size and complexity of the proposed development, it is anticipated that the current ownership group will ultimately sell all or portions of the property to a master developer, or subdivide and sell individual parcels to multiple development entities. It is expected that a master developer would oversee the overall vision and infrastructure planning for the project, while various builders, developers, and landowners participate in the development of individual phases and parcels. As a result, key stakeholder assignments, permitting timelines, construction start dates, phasing schedules, and final build-out dates remain undetermined at this time. Additional project details are expected to emerge as the environmental review, entitlement, and planning processes move forward. Until those approvals are completed, information regarding development partners, construction sequencing, and implementation timelines remains preliminary and subject to change.
