This project aims to enhance the airport's infrastructure and accommodate growing aviation needs for the City of Bentonville. The awarded Proposer will be required to receive plan approval from the Airport Advisory Board, Planning Department, and execute an appropriate agreement to lease and develop the parcel . The term and cost to be agreed upon with the City should be commensurate with the proposed level of investment in the parcel and the nature of the proposed aeronautical activities. Requirements: 1. Comply with all requirements and specifications described in the Interim Leasing Policy. 2. Comply with all requirements and specifications described in the Airport Minimum Standards. 3. Comply with all applicable local, state, and federal policies and procedures. 4. Drain and clean two 10,000-gallon tanks, pumps, and pipes of any remaining fuel and/or contaminants. 5. Remove two 10,000-gallon fuel tanks, pumps, piping, and accessory equipment. 6. Remove the concrete fuel containment area. 7. Conduct soil and groundwater testing providing reports to the Airport Manager. 8. Mitigate environmental hazards which consist of, but are not limited to, known fuel contaminated soil and ensure proper disposal of contaminated waste shall be documented and copies provided to the Airport Manager. 9. Identify, report, and remediate any contamination caused by demolition and construction operations. All plans for mitigation of environmental hazards must be provided to the City of Bentonville for review and approval . Prepare all required environmental reports and obtain all required environmental clearances and regulatory closure documentation, providing copies to the Airport Manager. 11. Update the status of the fuel tanks in the Arkansas Department of Environmental Quality (ADEQ) SEEK system to reflect closure of the fuel farm. 12.
