Janitorial services for the International Boundary and Water Commission (IBWC) Anzalduas Dam Administration Office, including all labor, materials, equipment, supervision, and management necessary to maintain the facility in a clean, sanitary, and professional condition. Services are required one day per week, generally on Tuesdays between 8:00 a.m. and 4:00 p.m., excluding federal holidays, with scheduling adjustments permitted during emergency flood operations. Work includes cleaning and maintaining all occupied areas, common areas, restrooms, corridors, janitorial closets, offices, storage areas, carpeted spaces, and hard-surface flooring. Tasks include emptying trash receptacles, supplying and replacing bags, sweeping, damp mopping, vacuuming carpets, dusting furniture and fixtures, cleaning interior and exterior glass surfaces, polishing metal surfaces, disinfecting drinking fountains, spot cleaning walls, doors, baseboards, and light switch areas, cleaning vending and break areas, servicing restroom dispensers, sanitizing restroom fixtures, replacing deodorizer products, cleaning showers and lockers, maintaining appliances, and reporting burned-out lights. Additional requirements include weekly dusting of high ledges, blinds, and wall hangings; monthly cleaning of all glass surfaces, refrigerators, ovens, ventilation grilles, and removal of spider webs; quarterly stripping, cleaning, waxing, and buffing of vinyl composition tile floors; and shampooing of carpets. Carpet maintenance also includes spot removal, steam cleaning, and deodorizing as necessary. Janitorial closets must be maintained in a clean and orderly condition at all times. The contractor shall provide all consumable supplies identified in the performance work statement, including trash bags, restroom paper products, soap, sanitary supplies, and deodorizer products. Services are required under a base year with four option years. Award will be made on a Lowest Price Technically Acceptable basis, considering technical capability, compliance with the scope of work, and demonstrated past performance on similar janitorial projects.
